The commission is based on the property type and location
We list your Paris property on Airbnb, Booking.com, Vrbo and Google, then optimise each listing and sync the calendars so you capture demand across every channel and avoid double bookings, right through the year.
A two-bed short let in a prime Paris arrondissement earns around €934 a night at about 73% occupancy, which works out near €249,000 a year before costs. Paris is one of the world’s leading short-let markets, sustained by year-round tourism and consistent event-driven demand. A professionally managed listing tends to pull ahead of a self-managed one through dynamic pricing, faster guest response and the review volume that lifts a property up the rankings on Airbnb and Booking.com. Houst’s pricing system adjusts your rates daily against live demand, local events and competitor supply, which is where much of that gap opens up.
Demand peaks in summer, when Paris draws its heaviest visitor numbers from June through August and nightly rates reach their annual high. Spring and autumn shoulder months are strong on the back of city breaks, major trade shows and Fashion Week in February and October. Even the winter months hold well, sustained by Christmas tourism, corporate travel and a cultural calendar that keeps the city active year-round.
That consistency matters for owners. Bookings come from international tourists, business travellers, couples on city breaks and longer-stay professionals, so a Paris property rarely leans on a single type of guest. Occupancy holds steadier across the year than in most markets, which protects annual yield and makes income easier to forecast.

The team is professional, responsive, and truly understands what it takes to manage short-term rentals effectively.

I’ve been incredibly lucky with Alex Taylor: professional, friendly, and always helpful. He’s handled everything brilliantly - I’d give him 6 stars if I could.

For the past year, my Houst contact has been incredibly helpful - coordinating repairs, upgrades, and even being on-site when needed. Super reliable and accommodating.

The staff is available 24/7. Messages sent are replied to very quickly. The information about the properties is detailed and clear. Everything goes very smoothly.

The house is well maintained and clean, the dashboard provides up to date and historical information & the guests are taken care of.

Houst works on a single commission, starting from 12% for full-time management and from 18% for part-time, set according to your property and its location. There are no setup fees and no monthly charges. You only pay when we earn you a booking, so our income is tied directly to yours. That rate covers the full service: dynamic pricing, professional photography, listings across multiple platforms, guest vetting and communication, check-ins, cleaning and turnover coordination, and a dashboard that shows your performance in real time. No hidden extras, no surprise line items, just one transparent percentage on the revenue we generate. For owners weighing up management against going it alone, or running more than one property, that structure keeps the maths simple: you can see your likely net return after our fee before committing a single euro. Short lets in Paris are subject to specific rules that differ from most other European cities. Primary residences can be let as furnished tourist accommodation for up to 120 nights per year. Secondary residences require a change-of-use permit (autorisation de changement d’usage) and must be registered as a meublé touristique with the Mairie de Paris before they can be let. Every property needs a registration number displayed on all listings, and the Taxe de Séjour (tourist tax) applies to each guest stay. The rules are actively enforced. Our team manages registration and compliance as part of the service, and you can read the full detail in our guide to Paris short-term rental rules.
We manage short lets across Paris and its most sought-after arrondissements. In the historic core that covers Le Marais in the 3rd and 4th, where tourist demand holds strong year-round, and the Latin Quarter on the Left Bank. Saint-Germain-des-Prés and the 7th draw a blend of leisure guests and corporate travellers, Montmartre and the Louvre district capture visitors at the heart of the city, and the Canal Saint-Martin area and République in the 10th and 11th suit longer-stay and professional guests. Wherever your property sits, our local team handles Airbnb management in Paris from end to end, from listing and pricing through to cleaning and turnover.
